§ 3.4. RULES FOR INTERPRETING THE OFFICIAL ZONING MAP

  • A.

    The location and boundaries of the zoning districts established by this code are shown on the official zoning maps of Larimer County. These maps have been adopted by the county commissioners and are incorporated as part of this code. The county commissioners intend that all unincorporated areas within Larimer County be included in a zoning district.

    B.

    A zoning district boundary shown as approximately following a property line, municipal boundary or county boundary is construed to follow that property line.

    C.

    Where a zoning district boundary line divides a lot, the location of the zoning district boundary is determined by using the scale appearing on the official zoning map unless the boundary is indicated by dimensions printed on the official zoning map. When there is a conflict between scaled and printed dimensions, the printed dimensions control.

    D.

    Where a zoning district boundary is shown as approximately following a road, alley, railroad, stream, river, irrigation ditch or other identifiable map feature, the zoning district boundary is construed to be the centerline of the map feature.

    E.

    If there is uncertainty about the location of a zoning district boundary or other feature shown on the official zoning maps, a determination will be made by the planning director. That decision can be appealed to the board of county commissioners.
