§ 18.2.6. Outdoor recreation areas.

    Every manufactured home park containing more than 50 home spaces must provide outdoor recreation areas with a minimum total area of 2,000 square feet; or, 100 square feet for each home space in excess of 50 home spaces, whichever area is greater.

    B.

    If more than one outdoor recreation area is provided in a manufactured home park containing more than 50 home spaces, the minimum area for each outdoor recreation area must be 2,000 square feet, despite the fact that the minimum total area provided for in subsection A above may be exceeded.

    C.

    Outdoor recreation areas include but are not limited to adult recreation and child play areas and swimming pools. They do not include areas for guest parking, utilities or drying yards.

    D.

    Outdoor recreation areas must be located where they are free from traffic hazards and excessive topography. They must also be centrally located where the topography and traffic of the manufactured home park permits.
